Cromwell identified an opportunity to enhance the tenant experience at 207 Kent Street by repositioning several key areas to meet evolving workplace expectations around amenity, flexibility and contemporary design. A series of targeted upgrades were delivered across the main lobby, end‑of‑trip facilities, collaboration spaces and several speculative suites to improve the building’s functionality, appeal and leasing competitiveness.
Works focused on modernising the arrival experience, supporting tenant wellbeing, and providing market‑standard fitouts aligned with current tenant demand in the Sydney CBD. These improvements were designed to support renewal activity, attract new occupiers and reinforce the building’s position as a highly functional, centrally located workplace.

- Lobby transformation: Delivered a vibrant, inclusive multi‑use entry space featuring a new 5m × 10m indigenous artwork and contemporary finishes, strengthening the building’s identity and first impressions.
- Enhanced end‑of‑trip facility: Expanded and modernised EOT amenities to support commuter convenience, wellbeing and sustainability priorities.
- Best-in-class third‑space creation: Reimagined Level 6 as a multifunctional hub featuring breakout and kitchen areas to foster collaboration and informal meetings.
- Market‑standard fitouts enabling leasing success
• Level 7: Retrofitted suites 2 and 3, improving functionality and aesthetics; one suite was leased shortly after completion.
• Level 14: Delivered a speculative fitout to address difficult floor plate shape and evolving post‑COVID office requirements — a new 7‑year lease was secured within four weeks.
All works were delivered on time and within budget, supporting strong leasing outcomes and elevating the overall tenant experience across the asset.
