  • Developed an execution-ready strategy to reposition and reconfigure 8,000 sqm of office and life sciences space ahead of Siemens’ exit, with works scheduled to commence immediately upon vacancy.
  • A diverse range of fitted tenancy sizes are being delivered through a strategic subdivision and refurbishment program that leverages the existing floorplates and central core amenities.
  • A phased FY26 capital works program created opportunities to secure tenants ahead of completion, reducing downtime, staggering future lease expiries and capturing positive rental reversion, with several targeted life sciences and technical occupiers already progressing towards lease commencement following completion of the works.

Kilsyth Connect: Adaptive re‑use and tenant‑led industrial redevelopment

  • Targeted off‑market site identification and acquisition of a 3.7‑hectare industrial estate in one of Melbourne’s tightest logistics markets (vacancy below 1%)
  • Navigated a complex, staged acquisition structure and repositioned the estate to meet demand for modern manufacturing and logistics facilities
  • Strategic location with direct links to EastLink, Maroondah Hwy and regional transport networks, supporting advanced manufacturing and just‑in‑time logistics needs

Veritus Research: Adaptive re‑use to deliver a state‑of‑the‑art clinical trials facility

  • Delivered an R&D‑ready suite through the adaptive re‑use of existing industrial space
  • Designed in partnership with Veritus Research to create the largest state‑of‑the‑art Clinical Trials Facility in Eastern Melbourne
  • Bayswater selected for its proximity to major hospital emergency rooms and its accessibility to Melbourne’s broader demographic pool
  • Location aligned with Victoria’s reputation as a leading destination for pharmaceutical R&D due to population scale, diversity, and a strong history of Therapeutic Goods Administration (TGA) approvals for access to the US market
  • Located within Building 21 at Mountain Highway Business Park, re‑positioned from its former use as a component assembly facility into a sophisticated 42‑bed clinical trials environment supporting Early Phase and First‑In‑Human studies
